Landlords have a responsibility to ensure there is no risk of Legionnaires Disease to their tenants. Legionnaires is a form of pneumonia cause by inhaling droplets of water infected with the Legionella bacteria, an infection which could be fatal, so although rare it is something all landlords should consider and have a plan in place to minimise the risks.

Any domestic water source could potentially be a breeding ground for the bacteria, but inadequately maintained and monitored hot water systems are the most likely cause of a problem.
