Standard service for all tenancies. Landlords' Fees

Marketing: Your property will be marketed across a range of property portals in addition to our own website. If suitable, it will be promoted to local organizations, companies or relocation agents on an individual basis.

Viewings: We always accompany applicants to highlight your properties best features. If we hold keys they are securely tagged with no reference to the property address. We will present offers to you based on your wish list.

Referencing: We use an outside referencing company who check credit history and follow up existing landlord and employment references including confirmation of salary. We also negotiate and arrange signing of Tenancy.

Agreement: Our experience and membership of ARLA ensure that the Tenancy Agreements we write contain all the latest legislation. These are approved by Office of Fair Trading to ensure that they are fair and equitable to both Landlord & Tenant with costs clearly defined.

Deposit: A deposit of 1.5 x monthly rent is payable by the tenant on signing the Agreement and is registered with the Tenancy Deposit Scheme. The first month’s rent is collected and accounted to you. We will arrange Inventory and check in: The tenant will meet an Independent Clerk to agree the pre-prepared factual report on the condition of property. On completion of this meeting the tenant will receive the keys to the property – they will need keys to all doors and windows and at least two sets for the main entrance. We will advise utility companies: of meter readings taken by our clerk and arrange new accounts for the Tenant and for the closing accounts to be sent to you. Unfortunately, Telephone or TV companies will not accept our instructions so we are unable to change these services.

Tenant Find Only:  As our standard service above, we then hand over to you until it is time to consider renewal. You collect the rent monthly and deal with all Tenants concerns and maintenance issues for the duration of the Tenancy. You are responsible for agreeing dilapidations with the Tenant at the end of the Tenancy.

Rent Collection: As our standard service above, we then collect rent each month, deduct our commission and remit the remainder to you with a full statement. You are responsible for agreeing dilapidations with the Tenant at the end of the Tenancy.

Fully Managed: As our standard service above, we also collect the rent each month, maintain a float of £250 for incidental repairs, deduct commission and remit remainder to you with a full statement. We undertake responsibility for day to day management and arrange repairs using fully qualified tradesmen and fully account to you. If you have tradesmen you prefer to use we will of course instruct them, providing they hold suitable gas or electric safety qualifications. We provide an out of hours emergency service and we undertake quarterly inspections to check that everything is running smoothly with the tenants and provide you with a full report.

Tailored Service: After discussing your requirements we will tailor a service to suit your requirements, you may decide you only need a managed service for parts of a tenancy. Just let us know what you need and we will provide a solution.

Empty Property Management: Your vacant property is a valuable asset and we at Carr’s Lettings believe that it should be protected during void periods and especially during the winter months. An empty property is a vulnerable property, so whether you are currently trying to rent, sell or just enjoy an extended break, please give us a call to discuss how our Vacant Property Management Service can work for you. As part of this service, we act as key holders and will visit your property on a weekly basis where we routinely carry out the following


• Check central heating systems and in the winter ensure that the system is fully functional against the elements and severe weather conditions.

• Check security systems are fully operational and that there are no signs of tampering. 

• Inspect the external premises to ensure the site is secure with no signs of break-ins or vandalism.

• Collect/remove any post or papers from the property.

• Take regular meter readings and liaise with the utility suppliers.

• Organise post redirection.

• Check exterior for broken roof tiles, guttering or any general weather damage.

• Monthly report submitted to you, the property owner.

• Liaise with the neighbours, so they have our contact details should they notice anything out of the ordinary in between our visits.

• We have a dedicated out of hours department covering emergency call-outs during evenings, weekends and Bank Holiday periods.

We can also offer general management services such as maintenance, routine gardening, gutter clearance, domestic cleaning, redecoration and regular window cleaning through our established network of highly regarded contractors. Our experience in this field over many years has taught us that at any one time there are a large number of empty properties being marketed for sale or rent. Whilst an agent may notice obvious damage during a viewing, they are typically not aware of the issues highlighted above. If there are no viewings, your property has no regular inspections at all and this can result in damage from burst pipes or even squatters. During the very cold weather over recent winters we heard of properties that were seriously damaged by burst pipes, where the insurance company had refused to honour a claim as the property had been left empty for more than 3 months. We have found that a regular weekly visit to the property can ensure that an insurance policy is not invalidated. We would recommend that you check with your insurance company to be certain that a property left empty is still insured. We are sure that you will agree that a professional weekly visit is invaluable to protect your property to the highest standard.
